Al observar la influencia que ejercen algunos factores externos al medio y la alteración de los valores, surgió como objetivo de esta tesina el estudio de dichos elementos que modifican el valor.
Para este caso se tomó como base fundamental las modificaciones que ha traído a nuestro estado la integración constante de industrias en diferentes regiones. El caso más actual es el que se optó para este estudio.
Siendo este, la construcción de la empresa NISSAN II, que durante el año 2012 en el que se dio a conocer la ubicación exacta, se pudo ver grandes especulaciones en cuanto a los valores de terreno. En base a esto se realizó una delimitación de la zona en la cual se cree que tiene mayor impacto e influencia. Ubicándose esta en la región sur de nuestro estado con las siguientes colindancias: Al norte con el poblado Cotorina y norte de la empresa Coca-Cola, al sur con poblado de San Antonio de Peñuelas y a 500 m aproximadamente del puesto de vigilancia militar, al poniente con el límite de la pista Nascar y el aeropuerto internacional Lic. Jesús Terán Peredo y al oriente con el límite oriente del poblado Coyotes y 500 m al oriente de las vías del ferrocarril.
Esta delimitación, se hizo en base al Programa Subregional de Desarrollo Urbano de Aeropuerto-Peñuelas 2013-2035 y con la observación profunda de los elementos integrados dentro de 100 avalúos, del Despacho Particular denominado Valuación Profesional, realizados durante el año 2012. Que nos arrojaron no solo la delimitación sino los factores de mayor a menor importancia, así como la propuesta de índices de afectación. Siendo estos elementos aplicables a la realización de un avalúo actual ubicado dentro de los márgenes de nuestra zona de estudio.
En este documento se expone un caso en forma de ejemplo de una parcela en la cual se observa la manera tradicional de análisis y obtención de valores de acuerdo a factores ya determinados, en comparación del mismo caso integrándose factores e índices de zona que afectan el valor, en base a los resultados obtenidos en la investigación realizada para esta tesina.
Además de la obtención de estos elementos, al hacer el estudio de los 100 avalúos antes mencionados se determinaron valores de incremento, de manera general obteniendo diversidad de resultados pero concluyendo que básicamente el incremento al valor por especulación durante el año 2012 en la zona es de un 300% de manera general.
Y por último se da a conocer, en base a terrenos comparativos de venta de los años 2013-2014, posibles valores generales estimados para la zona de estudio, de acuerdo a cuatro características que forman parte del principal factor de afectación propuesto, siendo este el que cuenten con o sin frente a carretera. De esta manera esta tesina ofrece un panorama de historia de valores, elementos de importancia obtenidos en base a este historial y su aplicación a la plusvalía generada en la actualidad.
The elements that modify the value emerged as the objective of this case, by observing the influence of some external factors and environment that constantly altering the values.
The changes brought to our state and the continued integration of industries was taken as the fundamental base of this document. We chose for this study the current case of NISSAN II.
Being this, the construction of the company NISSAN the IInd, which during the year 2012 in which the exact location was announced, could see big speculations as for the values of area. On the basis of this there was realized a delimiting zone in which it is believed that it has major impact and influence.
It being located in the south region of our state by the following boundaries: In the northern part with the settlement Cotorina and north of the company Coca Cola, in the southern part with settlement of San Antonio de Peñuelas and to 500 m to the southern approximately of the position of military vigilance, to the west with the limit of the Nascar track and the international airport Lic. Jesus Terán Peredo and to the east with the limit orientate of the settlement Coyotes and 500 m to the east of the routes of the railroad.
This delimiting, was done on the basis of the Subregional Program of Urban Development Aeropuerto-Peñuelas 2013-2035 and with the deep observation of the elements integrated inside 100 evaluations, of the Particular Office named Professional Appraisal, been it in Aguascalientes, realized during the year 2012. That threw not only the delimiting but the factors of bigger than minor importance, as well as the offer of indexes of affectation. Being these elements applicable to the accomplishment of a current evaluation located inside the margins of our zone of study.
In this document a case is exposed in the shape of example of a plot in which is observed the traditional way of analysis and obtaining value of agreement to already certain factors, comparison of the same case joining factors and indexes of zone that affect the value, on the basis of the results obtained in the research realized for this document.
Besides the obtaining of these elements, on having made the study of 100 evaluations before mentioned there decided values of increase, of a general way obtaining diversity of results but concluding that basically the increase to the value for speculation during the year 2012 in the zone in general is 300 %
And finally it is announced, on the basis of comparative areas of sale of the years 2013-2014, possible general values estimated for the zone of study, of agreement to four characteristics that form a part of the principal factor of affectation proposed, being this they count with or without opposite to road. Hereby this document offers a panorama of history of values, elements of importance obtained on the basis of this record and its application to the appreciation generated at present.
